Use this checklist during property visits. Write down what you checked and leave missing details as questions.
- Test your ordinary journeys. Travel from the property to groceries, appointments and regular activities using the transport you expect to use. Try the actual routes at your usual morning or afternoon times. Record time, cost and walking comfort.
- Visit again at another time. Compare noise, traffic, afternoon sun and shade. Note any season you have not experienced.
- Ask about summer electricity costs. Request available bills, their dates and what they include. Check air conditioning and who pays each charge.
- Understand water arrangements. Ask how frequently water is supplied in that neighborhood and how the property stores it. Check the pump and who handles maintenance. Confirm the arrangements for this property directly.
- Test the internet at the address. Check availability and, if possible, test the connection from the room where you would work. A speed test is a snapshot, not a guarantee.
- Confirm the agreement in writing. Record move-in and recurring costs, inclusions, maintenance responsibilities, notice and early-exit terms, deposit return and final utility charges.
Before deciding: What remains unanswered, who will confirm it, and would the answer change your decision?
